Vail Valley Market Report - April 2017

A handful of hotels have sold in Eagle County over the last several years. This April the Hyatt Beaver Creek and Village Hall sold for $145.5M. This multiple-unit commercial sale in April, combined with over $180M in additional volume, brought the sales volume for the month to $326,684,018 - the highest gross-volume month since 2007.
This high-volume month occurred over 169 transactions which created an overall average sale price of nearly $2M. However, eliminate the hotel sale and the average sales price was $1,072,094, which is about the average year-to-date.

The high-end market continues to stay strong with 5 sales over $5M, bringing the year-to-date total to 16 transactions over $5M.

Average residential prices and price-per-square-foot (PPSF) continue to increase in most areas across Eagle County. The PPSF for single family homes has increased an average of 14% over last year; multi-family homes have increased 19% over last year; and vacant land has increased 56% per acre.
