Vail Valley Market Report - September, 2018

According to Land Title in Vail, CO:

September real estate in Eagle County is back on track compared to 2017 after a slight lull in August numbers: September 2018 total dollar volume was $200M+ compared to 2017s $151M+. Transactions were comparable with 187 this year to 2017's 194. Year to date numbers are about equal for both the dollar volume and transactions with last year’s numbers.  

Five high end sales over $5M were again the driving force for the high dollar volume in September. The five sales totaled nearly $34M and averaged $6.78M. The highest sale was a duplex sale on Forest Road that sold for $9,250,000. A sale at Lodge South had the highest PPSF sale at $2,461.

Through September, 2018, the category with the highest number of residential sales, 39%, were in the price range between $500,000 - $1,000,000. This is the first time in recent years where the most activity did not occur in the under $500,000 category.
